Minimising Fire Risk

No one plans on having a fire and hopefully you never will.

However, most people are largely unaware of the significant fire risks in their buildings that might be lurking "out of sight".

The smallest gaps, hidden away in riser ducts and suspended ceilings, within compartment walls and floors become clear pathways for deadly gases and flames.

If these remain unchecked, they represent a major source of risk to the life and property.

Where can you look for these risks?

A building is a dynamic environment, which is continually changing to meet the demands of its' occupants.

A large amount of the risk originates from mechanical and electrical service installations and imperfections of fit (e.g. gaps at wall heads) in fire resistant walls and floors. These risks are often neglected because they are hidden within suspended ceilings, raised access floors and service riser ducts (e.g bulkheads above fire doors).

Fire Risk Assessment

New fire safety rules affecting all non-domestic premises in England and Wales have come into force on 1 October 2006.

The new law will:

Make those responsible for business premises liable for the safety of everyone who uses their premises and in the immediate vicinity.

Existing fire certificates will become invalid.

Make a Fire Risk Assessment a legal requirement.
